The External Maintenance Foreman will be responsible for maintaining the facility’s grounds, external features, and internal repairs to ensure a safe, clean, and functional environment. This role requires active participation in performing hands-on maintenance tasks, such as building repairs, lawn care, and cleaning, in addition to supervising and coordinating the activities of the exterior maintenance team. The successful candidate will lead by example, actively working alongside team members to complete tasks while ensuring they meet high standards of quality and efficiency. This dual focus underscores the importance of both physical involvement and effective leadership in this role.

Requirements

•         Extensive experience in both handyman and grounds maintenance roles.

•         Strong leadership, organizational, and communication skills.

•         Knowledge of lawn maintenance, structural repairs, pest and weed management techniques, and solar panel cleaning.

•         Familiarity with using herbicides, fertilizers, and other chemicals safely.

•         Commitment to safety and operational excellence.

Work Environment

•         Primarily outdoors, with exposure to varying weather conditions.

•         Physical tasks may involve lifting, bending, and prolonged periods of standing or walking.

•         Safe handling of chemicals and operation of equipment as required.

Responsibilities

1.       Leadership and Coordination

•         Supervise, guide, and actively participate in the tasks carried out by the exterior maintenance team to ensure high-quality results.

•         Develop maintenance schedules and personally assist in the timely completion of tasks when required.

•         Serve as the primary contact for exterior maintenance-related concerns, while performing physical maintenance work alongside team members to set a standard of excellence.

2.       Grounds Maintenance

•         Perform regular lawn care, including mowing, aeration, overseeding, fertilization, and weed control.

•         Prune shrubs, trees, and ornamental plants to maintain shapes and remove hazards.

•         Maintain planter beds with proper mulching, watering, and care.

•         Monitor and adjust soil pH and moisture for healthy plant growth.

•         Clear natural areas near facility boundaries and maintain service roads.

•         Remove weeds from landscaped and paved areas to ensure a clean and safe environment.

3.       Drainage and Pavement Maintenance

•         Inspect and maintain drainage systems to ensure proper water flow.

•         Clean and maintain swale drainage systems and prevent obstructions in stormwater ways.

•         Repair and maintain pavements, sidewalks, and parking areas to ensure safety.

•         Sweep, clean, and maintain cement walkways, pathways, and parking lots regularly.

4.      Building Repairs and Handyman Duties

•         Maintain and repair walls, ceilings, flooring, painted surfaces, and furniture.

•         Conduct drywall repairs, including patching, sanding, and finishing to ensure seamless results.

•         Repair doors, locks, windows (blinds and fixtures), skirting, handrails, and glass partitions.

•         Perform basic plumbing repairs (e.g., leaking taps), minor electrical fixes, and lamping services.

•         Handle ceramic tile repairs and minor make-good works as needed.

•         Clean and maintain the building apron and areas around key facility features.

5.       Operational and Fixture Support

•         Facilitate office/personnel moves and workstation adjustments (e.g., desk height changes).

•         Rearrange meeting rooms and manage expandable walls for scheduled events.

•         Inspect, clean, and maintain outdoor fixtures like benches, litter bins, and bollards.

•         Ensure proper installation and upkeep of signage and service hatches.

6.       Solar Panel Cleaning

•         Perform periodic cleaning of solar panels to maintain efficiency and performance.

7.       Cleaning and Waste Management

•         Clean and maintain waste storage areas and loading docks.

•         Sweep and mop generator areas and ensure cleanliness of cement walkways.

8.       Safety and Spill Response

•         Conduct weekly inspections for pest and disease control, applying treatments as needed.

•         Respond to and manage chemical or herbicide spills safely, adhering to SDS guidelines.

9.       Perimeter Fence Maintenance

•         Perform vegetation removal and repairs to maintain the integrity and appearance of perimeter fencing.

10.   Equipment and Tool Maintenance

•         Operate and maintain tools and equipment, ensuring they are in good working condition.

•         Keep an inventory of critical spare parts for tools and fixtures.

11.   Communication and Reporting

•         Document all maintenance activities in Nuvolo CMMS and propose rectification measures.

•         Collaborate with team members to improve maintenance processes.

Additional Responsibilities: Other duties as assigned by the company to support the overall maintenance and aesthetics of the facility.
