The External Maintenance Assistant supports facility maintenance through a combination of groundskeeping and handyman tasks. This role helps ensure the facility remains safe, clean, and well-maintained while providing direct assistance to the External Maintenance Foreman. The candidate will take a hands-on approach to maintenance tasks, focusing on repairs, cleaning, and upkeep of both the grounds and building features.
• Experience in groundskeeping, handyman work, or a similar role.
• Basic knowledge of building repairs, lawn care, and pest and weed management techniques.
• Familiarity with herbicides, fertilizers, and safe chemical handling.
• Willingness to learn and follow safety and maintenance protocols.
• Ability to work collaboratively and independently, with attention to detail.
Work Environment
• Primarily outdoors, with exposure to varying weather conditions.
• Physical tasks may involve lifting, bending, and prolonged periods of standing or walking.
• Safe handling of chemicals and operation of equipment as required.
1. Grounds Maintenance
• Perform regular lawn care tasks, including mowing, fertilization, overseeding, aeration, and weed control.
• Prune shrubs, trees, and ornamental plants to maintain their health, appearance, and safety.
• Maintain planter beds with proper mulching, watering, and plant care.
• Clear natural areas and support boundary maintenance efforts.
• Sweep, clean, and maintain pavements, walkways, and parking areas to ensure cleanliness and safety.
• Remove weeds from landscaped and paved areas to maintain a polished facility appearance.
2. Drainage and Pavement Maintenance
• Inspect and maintain drainage systems, including swale drainage systems, to prevent blockages and ensure proper water flow.
• Clear stormwater drainage ways of obstructions.
• Perform routine cleaning, sweeping, and repairs on pavements and cement sidewalks.
3. Building Repairs and Handyman Assistance
• Repair and maintain walls, ceilings, flooring, and painted surfaces.
• Assist with door, lock, window (including blinds and fixtures), skirting, handrail, and furniture repairs.
• Conduct drywall repairs, including patching, sanding, and finishing to ensure seamless results.
• Handle basic plumbing repairs, such as fixing leaking taps.
• Assist with ceramic tile repairs and minor make-good tasks.
• Perform cleaning and upkeep of the building apron and areas around key facility features.
4. Operational and Fixture Support
• Assist with workstation adjustments and office furniture reconfiguration as required.
• Support meeting room setups, including seating/table arrangements and reconfiguration.
• Clean, maintain, and help with the upkeep of outdoor fixtures, such as benches, litter bins, and bollards.
• Ensure proper installation and maintenance of signage and service hatches.
5. Solar Panel Cleaning
• Perform routine cleaning of solar panels to maximize efficiency and functionality.
6. Cleaning and Waste Management
• Clean and maintain the waste storage area at the loading dock.
• Sweep and mop loading dock and other facility floors as directed by the supervisor.
• Support general cleaning duties to ensure a tidy and functional environment.
7. Safety and Spill Response
• Conduct weekly inspections for pests and diseases, applying treatments as needed.
• Assist with chemical and herbicide spills, ensuring proper containment and cleanup according to SDS guidelines.
8. Perimeter Fence Maintenance
• Remove vegetation or debris from fences and assist with repairs to maintain the facility’s boundaries.
9. Equipment Maintenance and Support
• Operate tools and equipment safely and ensure they remain in good working condition.
• Report damaged tools and assist with maintaining a stock of critical spare parts.
Additional Responsibilities: Other duties as assigned by the company to support the overall maintenance and aesthetics of the facility.
