The Assistant Building Engineer is the shift lead for all technical operations within the facility, overseeing the execution of preventive maintenance (PPM) and emergency response activities. This role supervises on-duty MEP Technicians (mechanical, electrical, and plumbing), ensures compliance with service standards, and acts as an escalation point for any faults or system failures.
The Assistant Building Engineer maintains real-time oversight of mechanical and electrical infrastructure, including emergency generators, HVAC systems, water systems, and fire/life safety equipment. The assistant building engineer is expected to be hands on in every activity; this role requires strong technical knowledge, coordination capability, and ownership of shift performance.
· Technical diploma or equivalent in Mechanical/Electrical/Industrial Engineering or Building Services.
· Minimum 1–3 years’ experience in facilities maintenance or building services.
· Basic working knowledge of HVAC systems, electrical systems, and plumbing infrastructure.
· Familiarity with BMS and CMMS platforms is an advantage.
· Strong willingness to learn, follow instructions, and develop technical skills.
· Willingness to work on call outs, including nights, weekends, and holidays.
1. Technical Support
· Assist in monitoring building systems via BMS, utility dashboards, and routine walkdowns.
· Support execution of routine checks and PPM tasks alongside MEP Technicians.
· Maintain awareness of system alarms, faults, and temperature/humidity setpoints.
· Supervision of all subcontracted works.
2. Incident Response Support
· Assist technicians in identifying and responding to faults in generators, pumps, HVAC, and electrical systems.
· Report abnormalities and escalate issues to the Building Engineer promptly.
· Support initial fault diagnostics and corrective actions under supervision.
3. PPM Execution
· Perform assigned preventive maintenance activities in accordance with approved schedules and procedures.
· Complete checklists, record readings, and highlight deviations or defects.
· Support vendor servicing activities and assist during inspections and testing.
4. Team Coordination Support
· Work collaboratively with MEP Technicians across all trades during the shift.
· Assist in maintaining workflow continuity during shift operations.
· Support shift handovers by providing updates on completed and pending tasks.
· Supervise all subcontracted works.
· Perform LOTO/TO where needed.
· Ensure PAT testing is completed and documented.
5. Asset Monitoring
· Assist in monitoring key system parameters for:
· Emergency Generators (fuel levels, runtime, status)
· HVAC systems (operating conditions, alarms)
· Pumps and water systems (pressures, leaks, alarms)
· Electrical panels and ATS systems (load, temperature, status)
· Report any abnormal conditions requiring attention or escalation.
6. Documentation & CMMS Reporting
· Update CMMS work orders with accurate details of work performed.
· Record system readings, maintenance actions, and observations.
· Upload supporting documentation such as photos and test results where required.
· Assist in maintaining accurate maintenance logs and records.
7. Safety & Compliance
· Follow all safety procedures including PPE requirements and lockout/tagout protocols.
· Participate in toolbox talks and safety briefings.
· Identify and report unsafe conditions or practices immediately.
· Support compliance with all facility SSHE procedures.
